Although it hasn’t been completed, a commercial building going up on a parcel on the east end of Cortez is netting a lot of interest from prospective tenants, developers say.
“I just put the sign up last week and have already gotten several calls,” said Ken Coleman, of Top Performance Development Group in Farmington.
Located next to the year-old Sundance Dental Clinic, the building is being constructed as a shell, Coleman said, and each unit within it can be tailored to specific tenant needs.
Coleman’s development firm purchased the two-acre tract of land two years ago, and he said it’s been interesting to see the area grow. The addition of the roughly $32 million new Montezuma-Cortez High School campus has definitely been a boon, he said.
“I think the fact that it’s new construction (is part of the interest), but the other big appeal is the location. We’re right there between Walmart, the stri pmall, Walgreen’s and the new high school. It has to be the most sought-after location in town. One reason we bought the land two years ago and developed it was the location — and that was two years ago, before the high school was even an idea.”
There is room on the company’s parcel for two more similar buildings, Coleman said, and the company’s hope is that a chain restaurant snap up one of them.
“If a chain restaurant would come in, we would lease out the whole southwest portion of the lot,” said Coleman.
